How Lockyer Valley shapes a shed project
The valley floor is some of the most productive farmland in the state and also some of the most flood-prone. Lockyer Valley Regional Council regulates building in flood-prone areas through a Temporary Local Planning Instrument adopted with its 2024 planning scheme while updated flood mapping is finished, and in April 2026 it adopted a new design-rainfall approach for its flood modelling.
That makes Council's free Flood Information Portal the first stop for any shed on the flats. It produces a property report of flood depth, velocity, hazard and intensity that can be used in a planning or building application. We use it to decide where on the property a shed should go, and whether the floor level or footings need to change.
Somerset is different country: Esk and Kilcoy sit in the Brisbane Valley, and Somerset Regional Council states plainly that a building permit is needed before a building is erected, moved or altered. Council accepts applications from private certifiers and encourages their use.
Both councils are inland Region B1 on Geoscience Australia's wind-region data. On hill blocks towards the Great Dividing Range or the D'Aguilar Range, the site's exposure still drives the engineering.
