Things to get right
The rural exemption
Under Schedule 2 of the Building Regulation 2021, a Class 10 building on land used for agricultural, horticultural or pastoral purposes is exempt from building approval where no part of it is within 200 m of a road or a boundary. Closer than that, approval is needed.
Classification
A farm shed can be a Class 10a building or, depending on its size, purpose and how many people work in it, a Class 7 or 8 building. In Queensland, farm buildings are covered by QDC MP 3.7 rather than the NCC's national farm-shed concessions.
Who can build it
Owner-builders can't build farm buildings in Queensland. A farm building valued at no more than $27,500 is not building work under the QBCC rules; above that, a licensed contractor is required.
Approval for farm sheds
A farm shed on agricultural land is exempt from building approval where no part is within 200 m of a road or boundary; closer than that, it normally needs building approval, and council planning rules and overlays can still apply. Requirements depend on your property, proposed structure and local planning/building controls.

Farm sheds: common questions
Do farm sheds need council approval in Queensland?
Not always. A Class 10 building on land used for agricultural, floricultural, horticultural or pastoral purposes is exempt from building approval if no part of it is within 200 m of a road or boundary. Closer than that it normally needs approval, and your council's planning scheme can still apply.
Are farm sheds engineered for Australian conditions?
Yes. Every shed is engineered for its site: the wind region, the terrain around it, and the ground it sits on. The NCC guide lists farm sheds as an example of a lower importance level building, which the engineer takes into account.
Can I build my own farm shed?
