Things to get right
Classification changes the rules
A shed where people work (packing, processing) may be a Class 7 or 8 building rather than Class 10a. In Queensland, QDC MP 3.7 sets the rules for farm buildings, including 'high occupancy' farm buildings.
Fire and water supply
Under QDC MP 3.7, a farm building that uses a performance solution for access and egress, or doesn't meet the water-supply acceptable solutions, is referred to the Queensland Fire Department for advice.
Siting on the property
More than 200 m from roads and boundaries on agricultural land, a Class 10 farm building is exempt from building approval.
Approval for agricultural sheds
Agricultural sheds on farming land may be exempt from building approval when they are more than 200 m from any road or boundary. Sheds where people work may be classed differently and assessed under QDC MP 3.7. Requirements depend on your property, proposed structure and local planning/building controls.

What's the difference between a farm shed and an agricultural shed?
On this site, farm sheds are machinery, vehicle and general storage buildings; agricultural sheds are the working buildings of the operation, such as hay sheds, animal shelters and produce sheds. The rules that apply depend on how the building is used, not what it's called.
Does a hay shed need approval?
It depends on where it sits. A Class 10 building on agricultural land is exempt from building approval if no part is within 200 m of a road or boundary; otherwise it normally needs approval.
What is a high occupancy farm building?
Under Queensland's QDC MP 3.7, it's a farm building designed for more than six people where the floor area is 1,200 m² or less, or more than one person per 200 m² where the floor area is larger.
