How Brisbane shapes a shed project
On a suburban lot the questions are siting and neighbours. Brisbane's City Plan has its own small-lot code that prevails over the Queensland Development Code on lots under 450 m², and a certifier can ask Council for alternative provisions such as a reduced boundary setback through a referral. In rural, residential and character areas, Brisbane can also apply an amenity and aesthetics referral to Class 10 buildings.
Each council runs approvals differently. Logan and Redland do not certify building work at all; a private certifier does. Ipswich will certify, and its rules catch a detail people miss: a shed attached to another building or structure needs building approval even when it is small.
