Things to get right
Building classification
Under the NCC, a storage building is Class 7b and a process building (production, assembly, repairs) is Class 8. These carry different fire, access and energy requirements from a private shed.
Planning approval
A new business use or building on a commercial or industrial lot is usually assessed against the council's planning scheme as well as needing building approval.
Who can build it
Owner-builders can't build commercial or industrial buildings in Queensland; a licensed builder is required.

Commercial sheds need building approval, and a new business use or building usually needs planning assessment by the council as well. Commercial buildings must be built by a licensed contractor. Requirements depend on your property, proposed structure and local planning/building controls.

What building class is a commercial shed?
Under the National Construction Code, a building used for storage is Class 7b and a building used for production, assembling or repairing is Class 8. A private garage or shed is Class 10a.
Can I owner-build a commercial shed?
No. Queensland owner-builders can build residential sheds, garages and carports, but not commercial or industrial buildings.
