Logan runs from established suburbs around Beenleigh to acreage and new communities in the south, all under one council with its own flood rules.
Building a shed in Logan & Beenleigh
In March 2017 ex-Tropical Cyclone Debbie gave Beenleigh its highest flood since 1887 on the Albert River. Logan's updated risk-based flood mapping and policy took effect on 6 March 2025, and Council's standard conditions for domestic outbuildings include flood-level conditions, so the flood check comes first.
Beenleigh itself is changing: the station is to move about 650 m north, away from flood-prone land, as part of Logan and Gold Coast Faster Rail. Further south, Yarrabilba is planned for up to 20,000 dwellings, and new-estate covenants often shape garage and shed design there.
Logan City Council does not certify building work, so every shed that needs building approval goes through a private certifier. We prepare the documents they need.
